Hey there, I am Scotty Parrish, a REALTOR with RE/MAX 1st Choice Realty here in the Savannah area. I get calls almost every week from folks who want to live near a golf course but still be close to shopping, good schools, and a short drive into historic Savannah. My answer is almost always the same. Go take a look at Southbridge.
Southbridge is one of my favorite neighborhoods to show buyers who want that quiet, green, resort like feeling without leaving town. Today I want to walk you through what golf course living looks like here, what homes tend to cost, and what to think about before you sign a contract.
Southbridge sits on the south side of Savannah, close to Pooler and just a short drive from the airport and Historic Savannah. That location is a big reason it comes up so often in my conversations with buyers.
People want the feel of a planned community. Wide streets, mature trees, sidewalks, and a golf course running through the middle of it all. Southbridge gives buyers that picture perfect setting while keeping them close to everyday life. You are minutes from grocery stores, restaurants, and Interstate 95, which makes commuting to work or to Hunter Army Airfield and Fort Stewart much easier than some of the more remote luxury pockets around Savannah.
Golf course homes also tend to hold their value well. Buyers are willing to pay a little more for a lot that backs up to fairway views, and that demand has stayed steady in this part of Savannah for years.
Southbridge is built around the Southbridge Golf Club, a full course with rolling greens, water features, and mature landscaping. The neighborhood itself has a real mix of homes. You will find brick estates with grand entrances, newer craftsman style houses, townhomes, and even a few condos for buyers who want less yard to maintain.
That variety is part of what makes Southbridge special. A young family, a retired couple, and a single professional can all find a home that fits their stage of life without leaving the neighborhood. Many streets wind along the course itself, so you get that classic view of open fairways right from your back porch.
The community also has an optional membership at Grand Lake Lodge. That gets you access to a pool, a fitness center, tennis courts, and pickleball courts. You do not have to join to live in Southbridge, but a lot of my clients tell me it becomes their favorite part of moving in.
Prices in Southbridge vary quite a bit depending on the size of the lot, whether the home sits directly on the course, and how updated the interior is. Smaller townhomes and starter homes can be found at a more approachable price point, while larger custom homes on premium golf front lots run higher.
If you are searching online, you will notice that Southbridge listings move fast when they are priced right and back up to the course. Buyers who want a true golf front lot should be ready to act quickly once something new hits the market. I always tell my clients to get fully preapproved with a lender before we start touring so we can write an offer the same day if the right house comes along.
Property taxes and any optional club dues are worth asking about early too. I always walk buyers through the full monthly cost picture, not just the mortgage payment, so there are no surprises after closing.
Golf course living is about more than the course itself. In Southbridge, you get a genuine sense of community. Neighbors walk their dogs along the cart paths in the evening. Families gather at the lodge pool in the summer. There are usually a few community events through the year that bring everyone together.
The location also means you are not giving up convenience for peace and quiet. You can be at a grocery store or a favorite restaurant in Pooler within minutes, or hop on Interstate 95 for a quick trip toward Savannah or Hunter Army Airfield. That balance of quiet neighborhood living and easy access to everything else is exactly what draws a lot of my buyers to this part of town.
Every golf course community has a few details that are worth checking closely before you buy. Here is what I always cover with my clients when we look at a home in Southbridge.
First, ask whether the golf club membership is mandatory or optional and what the dues actually cover. Some communities require it, and Southbridge does not, but it is smart to confirm this for the specific home you are considering since rules can vary by section.
Second, have your agent check the homeowners association rules. These cover things like fence height, exterior paint colors, and what you can and cannot store in your driveway. Most buyers are fine with these rules, but it helps to know them going in.
Third, if the home sits directly on the course, ask about stray golf balls and how the lot is landscaped to handle that. It happens more than people expect, and a good landscape buffer can make a real difference.
Fourth, get a full home inspection just like you would with any other purchase. Golf front homes are not immune to normal wear and tear, and an inspection protects you no matter how pretty the view is.
Southbridge tends to be a great fit for buyers who want a resort style setting without giving up convenience. If you love the idea of stepping onto your porch and seeing a fairway instead of a fence, and you still want to be close to shopping, dining, and major roads, this neighborhood deserves a serious look.
It is also a smart choice for buyers relocating to the Savannah area who want an established community with sidewalks, mature trees, and a real sense of neighborhood pride already in place.
